Estimate: 0.37% of the price, the median effective rate for Scottsdale (Ownwell). Example: on a $650,000 home in Scottsdale that is about $2,405 a year. In Arizona the bill is based on the county's value, not the price paid. See the Maricopa County Assessor for a specific home.

How to read your estimate

The total adds four costs. Principal and interest repay the loan itself. Property tax and homeowners insurance are yearly bills, split here into twelve payments. HOA dues are monthly and set by the community.

Lenders often collect taxes and insurance with the loan payment and pay those bills for you. That is why a lender's monthly figure usually looks higher than the loan payment alone.

Why HOA dues and insurance matter here

In guard-gated golf communities, HOA dues can add hundreds of dollars a month or more, and some clubs charge membership on top. Insurance in Arizona has climbed quickly in recent years, and a quote for the specific home is the only reliable number. Leave either box empty and the estimate simply leaves that cost out.

Arizona property tax works differently

Arizona taxes a home on the county's limited value, not the price you pay. The bill does not reset when a home sells, so the previous owner's bill is a better guide than a percentage of the price. The Maricopa County Assessor lists the value and the Treasurer lists the current bill for any address.

Larger loans

Loans above the conforming limit, often called jumbo loans, can carry different rates and down payment rules. If your loan amount is large, ask your lender how it changes the rate before you rely on this estimate.
