The method
How Selling Works With Me
I build the strategy. We discuss the options. You make the decision. The Seller Blue-Print for selling your home in Scottsdale, Cave Creek and Anthem.
The Seller Blue-Print: a clear plan from preparation to your next home
Selling your home is about more than putting a sign in the yard. For most Sellers, it’s about making a move from one home to the next with as little uncertainty and disruption as possible.
That’s why I have a Seller Blue-Print, a strategic approach designed to guide you through the preparation, sale, and transition to your next home.
Before your home ever goes live, we begin with a preparation phase to get everything in order. We’ll talk through what needs to be done, what may be worth investing in, what isn’t, and how to prepare both your home and your timeline for the move ahead.
And if you’re purchasing another home, we’ll also strategize around how that purchase coordinates with the sale of your current home. The goal is to help you navigate the timing thoughtfully, so you can avoid unnecessary gaps between homes, unexpected double housing costs, or giving up equity because of poor timing.
Homes that attract strong offers are marketed, not simply listed
Once your home is ready, the Seller Blue-Print guides the marketing and sale.
Your marketing can include professional photography and video, drone footage, targeted social media campaigns designed to put your home in front of potential Buyers, open houses, and a personalized plan for presenting your home at its best.
I’ll also help you evaluate how your home should be prepared before it goes to market, including professional staging advice and access to trusted staging resources when appropriate. Sometimes that means making a few thoughtful changes. Other times, it means knowing what not to spend money on.
From preparation and pricing to photography, online marketing, buyer exposure, and coordinating the timing of your next move, every piece is designed to work together.
Because selling your home isn’t just about getting it on the market. It’s about having a clear plan for where you’re going next.
Talk through your move with me
Prepare: Get the move ready before the market sees it
The work that helps set up a successful sale begins well before the sign goes in the yard.
We start with a conversation about your goals, your timing, your current home, and where you want to go next. From there, you can map out your equity and create a realistic net sheet so you can understand where you stand and what you may walk away with after the costs of selling.
If you’re purchasing another home, we also look at how that purchase fits into the sale of your current home. The goal is to coordinate the two sides thoughtfully, so you can plan ahead rather than finding yourself caught between homes, needing a place to stay while waiting to close on another home, carrying two housing payments longer than necessary, or making a rushed decision because of timing.
Once we understand the bigger picture, we build a calendar-driven plan for getting your home ready.
That includes determining what needs to be done before going to market, which improvements may be worth making, and where you may be better off saving your money. I also coordinate the preparation timeline, photography, video, drone, marketing materials, and pricing strategy so the important pieces are in place before your home goes live.
How Selling Works With Me
Price: A strategy you can understand and defend
Pricing your home shouldn’t be based on a guess or simply choosing the highest number someone tells you.
Location, lot size, amenities, upgrades and square footage all shape the price, and so does the inside of your home. That’s why I walk through it before I give you a number.
I build a documented pricing rationale using relevant market information, comparable sales, current competition, days on market, and Buyer behavior to help determine where your home should be positioned.
We’ll discuss the options together and consider what matters most to you: your timing, your goals, the market, and the outcome you’re trying to achieve.
You’ll understand the reasoning behind the price, not just the number.
The strategy is mine to build. The decision is yours to make.
Present: Make the first impression count
A Buyer often experiences your home on a screen long before they ever walk through the front door.
That’s why presentation matters.
We walk through your home together and talk about any repairs worth making, and which personal decor and other items to set aside so a Buyer can picture the home as their own. If the home is vacant, we discuss staging options.
Your listing can include professional photography, professional video, and drone footage designed to showcase your home thoughtfully and give potential Buyers a strong first impression. I schedule the photographer and videographer once any repairs are done and the home is cleaned, so the photos show it at its best.
I’ll also provide guidance on how your home can be presented at its best, from the way rooms are arranged to the details that may help a Buyer better understand the home’s features and value.
And there’s another important part of the presentation: me.
Alongside the professional marketing, I create additional video content in my own style for social media. This gives potential Buyers more than a collection of listing photos. It gives them an opportunity to see the home, understand its story, and connect with the person representing it.
Market: Put your home in front of the right buyers
Listing your home is only the beginning.
The goal is to create visibility and meaningful exposure across the places Buyers are actually looking and spending time.
That can include your MLS exposure, your website, social media, short-form video, targeted digital advertising, open houses, and other marketing opportunities appropriate for your property and the current market.
I use professional listing content alongside social media to continue putting your home in front of potential Buyers after the initial listing goes live.
We can also use targeted advertising to reach people who may be actively looking for a home like yours, as well as people who may not have been searching specifically for your property but could be a strong fit.
And when appropriate, we’ll use an open house and neighborhood outreach as additional ways to create awareness and bring attention to your home.
The goal is simple: don’t just put your home on the market. Give it a reason to be noticed.
Negotiate: Protect the move, not just the contract
When offers come in, the highest price isn’t always the strongest offer.
We look at the complete picture: price, financing, terms, timing, contingencies, inspection considerations, and how each offer affects your overall move.
My job is to help you understand what each offer really means so you can make an informed decision about which path best supports your goals.
Once you’re under contract, I stay involved through the inspection, appraisal, negotiations, and other important milestones. We keep the focus on protecting your interests and working toward the outcome we planned for from the beginning.
And if you’re purchasing your next home at the same time, this is where the two sides of your move become especially important.
We coordinate the timing as carefully as possible so the sale of your current home and the purchase of your next home work together rather than against each other.
Close: Move forward with confidence
The closing isn’t just the end of the sale. It’s the transition into what’s next.
From the beginning, we’ve been looking at more than the transaction. We’ve been looking at your timing, your equity, your next home, and the logistics of getting from where you are now to where you want to be.
My goal is to help you understand your options early, anticipate the important decisions, and coordinate the moving pieces so you aren’t left figuring everything out at the last minute.
Whether you’re moving up, downsizing, relocating, or simply ready for something different, the Seller Blue-Print is designed to give you a clear path from preparation to closing and, ultimately, into your next chapter.
You shouldn’t have to wonder what happens next.
You should have a plan.
And you should know that someone experienced is helping you navigate it every step of the way.
