Buying a home
How Buying Works With Me
Most agents start by showing you houses. I start by getting you ready to win the right one. How buying works with me in Scottsdale, Cave Creek and Anthem.
Ready, Educated, Aligned, Locked: a plan before the first showing
Most Buyers start by touring homes. It feels like progress. Then the right house comes along, and they aren’t ready to write on it, or they find out too late that it was never a fit for their budget, their timeline, or the way they want to live.
I work the other way around. Before we look at a single home, we get you ready to win the one you’ll want.
My buying process has four parts:
- Ready. Your financing and your representation are in place before we tour, so you can act when it counts.
- Educated. You see what your budget really buys in the communities you’re considering, before you fall for something out of range.
- Aligned. Your search is built on what matters to you, so we look at fewer homes and better ones.
- Locked. Offer, negotiation, inspection, financing and closing, handled so the ending is calm and on schedule.
This isn’t your first big decision, and you don’t need to be handled like it is. You need someone who has done this many times, who tells you what she sees, and who stays present after the contract is signed. That last part is where many agents go quiet. It’s where I do some of my most important work.
If you’re also selling a home, the two sides get planned together from the start. My selling process covers that half of the move.
Let’s talk about your move
Ready: Be the Buyer who can act when the right home appears
The home a Buyer loses is usually the one they weren’t prepared to write an offer on. Getting ready first is what changes that.
Financing, first
Before we tour, you’ll want a pre-approval from a lender, or proof of funds if you’re paying cash. A pre-approval means a lender has reviewed your income, assets and credit and is prepared to lend up to a certain amount. It tells a Seller you’re serious, and it tells you where your real ceiling is.
You’re always free to choose your own lender. If you’d like a starting point, I can introduce you to lenders I’ve worked with and trust. Either way, we talk about the number you’re comfortable with, not only the number you qualify for. Those are often different, and the difference matters.
Representation, in writing
Before I show you homes, we sign a buyer broker agreement. It puts our working relationship in writing: what I’ll do for you, how long we’re working together, and how my compensation works. We go through it together, line by line, before you sign, so there are no surprises later.
I see it as a good thing for you. It means the person advising you is clearly representing your interests, and you know exactly what to expect from me.
A real conversation about your move
We also sit down, in person or on a call, and talk through the bigger picture. Your timing. Whether you’re relocating from out of state. Whether there’s a home to sell first. What a successful move looks like to you a year from now.
That conversation shapes everything that follows.
How Buying Works With Me
Educated: Know what your budget buys before you fall in love
This is the step that saves Buyers the most time and the most disappointment.
Scottsdale, Cave Creek and Anthem each offer something different. Homes, lot sizes, community amenities, HOA structures and commute patterns can change noticeably from one area to the next. What your budget buys in one community can look very different a few miles away.
Before we start touring, I walk you through what your price range actually looks like in the places you’re considering. We look at recent sales, what’s on the market now, and what homes like the one you want have really sold for. Not asking prices. Sold prices.
We also talk about the costs that don’t show up in a listing photo:
- HOA dues and what they cover
- Property taxes and insurance
- The condition of the home and what may need attention in the next few years
- Closing costs, so the cash you’ll need at closing isn’t a surprise
If what you want and what your budget buys don’t line up yet, it’s far better to learn that now, with me, than after you’ve fallen for a home that doesn’t work. Sometimes the answer is a different community. Sometimes it’s a different kind of home. Sometimes it’s adjusting the timeline. We decide together.
If you’re relocating, this step matters even more. You don’t know these streets yet. I do. Explore the areas I serve, starting with Scottsdale, Cave Creek and Anthem.
Aligned: A search built around your life, not the whole market
Once you know what your budget buys, we build your search around your real criteria rather than everything that happens to be for sale.
That means separating the must-haves from the nice-to-haves. Single-level living or not. Lot size and privacy. Garage space. A pool, or room to add one. Views, and which direction the home faces. Distance to the places you’ll drive to most.
A focused search means fewer homes and better ones. It also means you aren’t wasting weekends on showings that were never going to work.
When we tour, I’m looking past the photos. I’m paying attention to the things that affect your life in the home and its value later: the layout, the condition, the lot, what surrounds it, and how it compares to what has recently sold nearby. If I see something that concerns me, I tell you. That’s my job.
If you’re moving up from a home you already own, we keep your sale and your purchase coordinated so the timing works. My move-up buyer page covers that in more detail. If you’re shopping at the higher end of the market, see how I approach luxury home purchases. And if you’re coming from out of state, my relocation page covers how we handle a move into a market you don’t know yet.
Locked: From offer to keys, with nothing left to chance
When we find the right home, the work gets more important, not less.
The offer
The strongest offer isn’t always the highest price. Terms, timing, financing, and how clean and complete the offer is all shape how a Seller responds. We look at recent sales and the specific situation around the home, and I help you decide on a price and terms you’re confident in. The strategy is mine to build. The decision is always yours.
Earnest money is part of that offer. For most of my Buyers it’s typically up to 3% of the purchase price, and it’s negotiated case by case. It’s deposited with the title company, a neutral, trusted third party, not with either side.
The inspection period
Once you’re under contract, the inspection period begins. It’s usually 10 days. This is your time to have the home professionally inspected and learn everything you can about its condition.
I’ll help you line up qualified inspectors, and I’ll help you understand what the findings mean. Not every item on an inspection report is a big deal. Some are. Knowing the difference, and deciding what to ask the Seller to address, is where experience matters.
Negotiation, calmly
Transactions can get complicated. A Seller digs in. An appraisal comes in lower than expected. A deadline gets tight. When that happens, I stay calm, do the math, and lay out what the numbers and the market show so everyone can see it clearly. A clear read of the facts often settles what emotion can’t.
I also verify, rather than assume. If something was promised, I confirm directly with the person responsible, early in escrow, so it’s done before you arrive at closing.
Financing and closing
While your lender works through the loan, I stay in contact with the lender and the title company so milestones are met and nothing stalls quietly. Your closing is handled through the title company, which manages the paperwork and the funds and records the sale.
You shouldn’t have to wonder what’s happening or chase your own agent for an update. You’ll hear from me before you have to ask.
Then you get your keys. And I’m still here after closing, whenever you need me.
Let’s talk about your move. The first conversation costs you nothing, and you’ll leave it with a clearer plan. You can also browse my current listings, or head back to the home page.
This page describes my general process and is intended for informational purposes. It is not legal, tax, financial, or lending advice.
