When you’re selling to upsize or relocate

Selling to upsize or relocate from Scottsdale, Cave Creek or Anthem puts two deadlines on the same calendar. There’s the home you’re leaving and the place you’re going, and each one wants your attention at the same time.

If you’re moving up, the worry is usually money: two mortgages, a gap between homes, or stretching the budget further than planned. If you’re relocating, it’s distance: a job start date in another city, and a home here that still has to be prepared, shown and closed.

Either way, the answer is the same. Plan both sides together, early, and put the dates in order before you list.

How I coordinate both sides of the move

I’m Valerie Moe, with Keller Williams Realty Sonoran Living. In twenty years, I’ve learned that most stress in a move-up or relocation comes from timing, not price. So timing is where we start.

We map your move date, your equity and what your next home will likely cost. Then we decide the order: sell first, buy first, or close both close together. Each path has trade-offs, and you see them in numbers before you choose.

If you’ve already moved, I handle the sale here for you: preparation, vendors, showings and closing, with regular updates so you always know where things stand.

What you get

  • Selling and buying in the right order. A plan built on your numbers, so you avoid paying two housing costs longer than needed.
  • Timing the sale around your move date. Preparation, listing and closing scheduled backward from the day you need to be gone.
  • Handling the sale if you’ve already moved. I coordinate access, repairs and photography, and keep you informed from wherever you are.
  • Marketing built to be noticed. Professional photography, video, drone footage and targeted social media campaigns, described in my marketing plan.
  • Offers judged on your timeline. A buyer who can close on your schedule may be worth more to you than a slightly higher price. See how I evaluate offers.

If your next home is also in the Valley

Moving up within Scottsdale, Cave Creek or Anthem means I can represent you on both sides. That keeps one person responsible for making the dates line up. My trading-up page covers the buying side, and how buying works with me explains the purchase step by step.

Frequently Asked Questions

Should I sell first or buy first?

It depends on your equity, your financing and how much timing risk you’re comfortable with. We compare both paths in numbers before you decide.

Can you sell my home after I’ve already moved away?

Yes. I coordinate access, repairs, photography and showings, and keep you updated from wherever you are through closing.

Will I have to pay two mortgages?

The plan is built to avoid that, or to keep it as short as possible. Sequencing the sale and purchase around your numbers is the first thing we work out.
