Anthem Neighborhoods Along the I-17 Corridor North of Phoenix

A master-planned community along the I-17 corridor at the north edge of Phoenix.

Living in Anthem

Anthem neighborhoods are part of one large master-planned community that Del Webb began building in 1998, about 30 miles north of downtown Phoenix along I-17. Today Anthem has about 10,000 homes, with a mix of single-family neighborhoods, a gated golf community and newer sections on its west side.

Anthem Community Park, with ball fields and a fishing lake, is at the center of things. Deer Valley Unified serves Anthem, with Boulder Creek High School and several K-8 schools, including Anthem School, Diamond Canyon, Gavilan Peak and Canyon Springs.

How I serve Anthem buyers and sellers

I’m Valerie Moe, with Keller Williams Realty Sonoran Living. In a master-planned community like Anthem, many homes look similar on paper, so the differences that move price are easy to miss: the floor plan, the lot, the view, the condition and the section of Anthem the home is in.

I walk through a home before I discuss its value, and I compare it against the sales that are truly comparable within Anthem. Twenty years of experience taught me that careful comparison is what separates a well-priced home from one that sits.

Anthem neighborhoods and communities I work in

Anthem Country Club is the gated section around Anthem Golf & Country Club, with two 18-hole Greg Nash courses, Persimmon and Ironwood, plus two clubhouses, two fitness centers, pools, tennis and pickleball. Homes there are single-story.

Anthem West is in the 85087 zip on the west side of Anthem, with larger lots. Areas west of I-17 are within the City of Phoenix for police and fire.

Sendero Crossing is a newer neighborhood built by Mattamy Homes next to Anthem, at Circle Mountain Road and 43rd Avenue, with open desert to the west and north.

Circle Mountain Ranch sits near Anthem toward New River, close to I-17. It was the newest build-out through 2020, with several multi-generational floor plans.

Anthem housing market and home types

Anthem is mostly single-family homes, with prices that are generally more accessible than north Scottsdale. Based on my recent market review, approximate ranges look like this, and they shift over time:

  • Anthem Country Club: about $525K to $1.775M, all single-story
  • Anthem West: about $525K to $1.4M, with larger lots
  • Circle Mountain Ranch: about $595K to $1.1M

HOA dues, club membership options and what each covers vary by section, so they belong in the budget from the start. If you’re moving up from a starter home, see trading up in Anthem.

Anthem lifestyle and getting around

Anthem’s location along I-17 is its biggest practical advantage and its main trade-off. The freeway makes the drive south into Phoenix direct, and the community is far enough out to feel separate from the city. Commutes into central Phoenix or Scottsdale are longer than from closer-in neighborhoods, so it’s worth timing the drive at the hours you’d actually make it.

If you’re relocating, I’ll help you compare Anthem with Cave Creek and north Scottsdale on drive times, homes and budget. See relocating to Anthem.
