Buying a Luxury Home in Scottsdale, Cave Creek and Anthem

Gated communities, private clubs, HOAs and thin comparable sales: what to know before you write an offer on a high-value home.

This isn’t your first home

If you’re buying at the upper end of this market, you’ve likely bought before. You don’t need the basics explained. What you need is someone who has done this many times, who tells you what she sees, and who stays present after the contract is signed.

I started my career with home sales up to $20 million in Beverly Hills and the Coachella Valley. This guide covers what is different about buying a high-value home in Scottsdale, Cave Creek and Anthem: the communities, the clubs, the costs behind the price, and how to judge value when few similar homes have sold.

Gated and club communities, compared

  • Silverleaf: a guard-gated village inside DC Ranch, with a private club and a Tom Weiskopf course. Lots from about 1 to 35 acres in the McDowell Mountain foothills.
  • Desert Mountain: a gated private-club community in north Scottsdale with seven golf courses and just over 1,900 homes, from about 1,800 to over 20,000 square feet.
  • Estancia: 24-hour guard-gated on the north slope of Pinnacle Peak, about 264 homesites, with the private Estancia Club and a Tom Fazio course.
  • Whisper Rock: 24-hour guard-gated, about 197 custom homesites on 1 to 4 acres plus 17 villas, with a community park, pool, tennis, fitness center and trails.
  • Troon North: a group of smaller subdivisions near Pinnacle Peak, around the Monument and Pinnacle courses.
  • Scottsdale Mountain: guard-gated at the foot of the McDowell Mountains, with no golf club membership required.
  • Lone Mountain: custom equestrian estates on acreage on the north side of Cave Creek.

Club membership is often a separate purchase

In several of these communities, the club and the home are two different decisions. In Desert Mountain, club membership is separate from buying a home and requires approval. Whisper Rock Golf Club is private, and membership isn’t tied to owning a home in the community.

Before you write an offer, we confirm in writing what membership is available to you, on what terms, and at what cost. If golf is part of why you’re buying, it belongs in the plan from the first conversation.

What to budget beyond the price

  • Club membership and dues, where they apply.
  • HOA dues and what they cover. Some communities have more than one association.
  • Property taxes and insurance for a home of this value.
  • Upkeep: large lots, desert landscaping, pools and long driveways all carry ongoing costs.
  • If the home will sit empty part of the year, who checks on it, and how the gate handles service visits.

Judging value when few homes have sold

In a community with a few hundred homesites, there may be only a handful of comparable sales in a year. That makes the price harder to read. I compare a home against the closest sales of the same type, and adjust for the things that move value at this level: lot size and privacy, elevation and views, golf frontage, architecture and the quality of the build.

Based on my recent market review, approximate ranges include Silverleaf about $3 million to $30 million or more, Desert Mountain about $1.3 million to $18 million or more, Troon North about $1.2 million to $10 million, and median sales of $4.5 million or more in Estancia and $3.2 million or more in Whisper Rock. These figures shift over time.

Inspections at this level

A high-value home has more systems to check: pools and spas, multiple HVAC units, solar, smart-home equipment, and on acreage, wells, septic systems and outbuildings. The inspection period is usually 10 days, so we line up the right specialists before you’re under contract. I confirm every promise directly with the person doing the work.

Discretion

Many luxury buyers prefer privacy. Tours can be arranged quietly, and the details of your search and your purchase stay between us and the people who need to know to close it.

Your next step

Start with a private conversation about how you’ll use the home: full time or seasonal, golf or not, how much land, how much privacy. From there, the right two or three communities usually become clear. Request a private conversation, read my approach to luxury homes, or return to the home page.

This guide describes my general process and is for information only. It is not legal, tax, financial or lending advice.
