What Is My Home Worth? A Number You Can Understand

I walk through your home before I give you a number, so the price reflects the inside of the home, not only the address.

Get your home's value

Tell me where your home is. I'll look at real sales nearby, walk through it with you, and give you a number with the reasoning behind it.

Free, and no pressure to list. I never share your info.

What is my home worth, really?

If you’ve asked “what is my home worth,” you’ve probably already seen a few online estimates, and they probably didn’t agree. That’s normal. An automated estimate knows your address, your square footage and nearby sales. It doesn’t know your remodeled kitchen, your view, the lot that backs to open desert, or the roof that needs replacing.

Those details often decide what a buyer will pay. That’s why I walk through a home before I give anyone a number.

How I value a home

I’m Valerie Moe, with Keller Williams Realty Sonoran Living. For twenty years, I’ve priced homes including sales up to $20 million, and the method doesn’t change with the price.

  • A walk-through first. Location, lot size, amenities, upgrades, condition and finishes all shape value, and many of them only show up in person.
  • Real sales, not asking prices. Recent comparable sales, adjusted for the differences that matter.
  • Today’s competition. What a buyer will see alongside your home if it lists now.
  • Buyer behavior. Days on market and how similar homes have been received.

You get the reasoning, not only the number, so you can understand it and decide what to do with it. More on that in how I price a home.

Why your number matters even if you aren’t selling yet

Knowing your home’s value helps with decisions well before a sale. It shows how much equity you have for a move up or a move to less house. It helps when you’re weighing a renovation. And it gives you a starting point if you’re planning a move a year or two out.

If you’re thinking about selling, a valuation is also the first step in a net sheet: an estimate of what you walk away with after the costs of selling.

What happens after you ask

We start with a short conversation about your home and your plans. Then I walk through the home, research the market, and come back with a documented value and the reasoning behind it. There’s no pressure to list. The first conversation costs you nothing.

Frequently Asked Questions

Why is your number different from an online estimate?

An online estimate can’t see inside your home. I walk through it first and adjust for condition, upgrades, lot and view, which often decide what a buyer will pay.

Do I have to list my home if I ask for a valuation?

No. Many people ask for a valuation to plan a move, a renovation or a future sale. The first conversation costs you nothing.

What do you look at to value a home?

A walk-through of the home, recent comparable sales, current competition and how similar homes have been received by buyers.
