Selling Your Home With a Plan You Can Follow
A clear plan from preparation to your next home, with a price you can understand and marketing built to be noticed.

What selling your home really involves
Selling your home in Scottsdale, Cave Creek or Anthem is rarely only about the sale. It’s about getting from this home to the next one without losing equity to poor timing, overspending on the wrong repairs, or sitting on the market while buyers walk past.
Most of the sellers I work with have owned their home for years. They know it well, they’ve invested in it, and they have a good sense of what it should be worth. What they want from an agent is a plan they can follow, a price they understand, and someone who keeps them informed without being asked.
That’s what this page covers: how I approach a listing in Scottsdale, Cave Creek and Anthem, what you can expect from me, and where to go next if you’re weighing a move.
Talk through your sale with me
How I represent sellers with Keller Williams Realty Sonoran Living
I’m Valerie Moe, and I list homes with Keller Williams Realty Sonoran Living. I’ve represented sellers for twenty years, including home sales up to $20 million in Beverly Hills and the Coachella Valley before I brought that experience to the Sonoran Desert.
That background shapes how I work. Higher-value homes taught me that presentation and pricing decide a sale long before the first showing, and that a calm, prepared seller negotiates from a stronger position than a rushed one.
Three commitments hold for every listing. I walk through your home before I give you a number, because condition and finishes change value as much as square footage. I show you the reasoning behind the price, so you can defend it as well as I can. And you hear from me before you have to ask, from the day we list until the day you close.
What you get when you list with me
Every listing follows my Seller Blue-Print, a step-by-step plan from preparation to closing. The full method lives on how selling works with me, so here is what it means in practice for you.
- A net sheet early. You see your equity and a realistic estimate of what you walk away with after the costs of selling.
- A preparation calendar. We decide which repairs are worth making, which aren’t, and when photography should happen so the home looks its best.
- A documented price. Comparable sales, current competition, days on market and buyer behavior, laid out so you understand the number. See how I price a home.
- Marketing built to be noticed. Professional photography, video and drone footage, targeted social media campaigns, open houses when they make sense, and short videos I create myself.
- Offers explained in full. Price, financing, terms and timing compared side by side, so the strongest offer is clear even when it isn’t the highest.
If you’re also buying your next home, both sides get planned together from the first conversation.
Questions worth settling before you list
A few answers shape the whole sale, and it helps to have them before the first conversation with any agent.
- Where are you going next? Buying locally, relocating out of state or downsizing each change the timing that makes sense.
- When do you need to be out? A firm date changes how we price and which offers fit.
- What has changed since you bought? Upgrades, repairs and anything a buyer’s inspector is likely to find.
- What does a good outcome look like to you? The highest price, the cleanest terms, the fastest close, or the least disruption. Usually it’s a mix, and the mix matters.
You don’t need perfect answers. Bring what you know, and we’ll work through the rest together.
When the sale gets complicated
Transactions don’t always go to plan. A buyer’s inspection list runs long. An appraisal comes in under the contract price. A deadline gets tight.
When that happens, I stay calm, do the math, and lay out what the numbers and the market show so both sides can see it clearly. I also confirm promises directly with the person responsible, early in escrow, rather than assuming they’ll be done. Those habits came from real transactions, and they keep deals on track.

The method stays the same from one community to the next. What changes is the buyer pool, the competition and the homes your property is compared against. Start with the area that matches your home:

Frequently Asked Questions
How do you decide what my home should list for?
I walk through your home first, then build a documented pricing rationale from comparable sales, current competition, days on market and buyer behavior. You see the reasoning, and the final decision is yours.
Do I need to make repairs before I sell?
Not always. We decide together which repairs are likely to pay for themselves and which aren’t, so you don’t spend money where buyers won’t notice it.
Can I sell my home and buy my next one at the same time?
Yes. We plan both sides from the first conversation so the timing works and you avoid unnecessary gaps between homes or carrying two payments longer than needed.
