Grayhawk Homes Around the Raptor and Talon Courses

$900K to $3.5M. A walkable, amenity-rich community and a natural step for buyers building toward Silverleaf.

Living in Grayhawk

Grayhawk homes make up one of north Scottsdale’s best-known master-planned communities: about 3,700 homes, developed mostly from the late 1990s to the mid-2000s. Two Tom Fazio golf courses, Raptor and Talon, run through it and give the community its open feel.

Grayhawk is walkable and amenity-rich for north Scottsdale, with homes ranging from smaller properties to larger homes on the golf courses.

Grayhawk homes and price range

Based on my recent market review, Grayhawk homes run from about $900,000 to $3.5 million, and that shifts over time. Because most of the community was built in the same era, condition and updates often decide value. Two similar floor plans can sell for very different prices depending on what’s been done to them.

For many buyers, Grayhawk is a natural step toward communities like Silverleaf later on.

How I represent Grayhawk buyers and sellers

I’m Valerie Moe, with Keller Williams Realty Sonoran Living. In a community built mostly in one era, the walk-through matters more than ever. I look at updates, condition, the lot and golf frontage before I talk about price, and I explain the reasoning.

Selling a Grayhawk home well

Grayhawk sellers usually compete with homes of a similar age, layout and size, sometimes on the same street. That makes preparation and presentation decisive. We decide together which updates are worth making before listing and which aren’t, and we time photography for when the home looks its best.

Golf frontage on Raptor or Talon, the view from the back yard, and the condition of the roof, mechanicals and finishes all get documented in the pricing rationale, so buyers and appraisers can see why the home is worth what it is. See how I prepare a home for market.
